The most difficult aspect of creating a new home for sale listing is an accurate property price, yet this is also the most important part of the listing, according to Duffey Realty’s Jean Waldrop.

“The optimum time for a sale is when a new listing comes online to the public. A well-maintained home that is priced properly will sell quickly,” Waldrop says.

It almost goes without saying that if you are a homeowner hoping to sell your home, you want to get the best possible price. Going it alone to avoid real estate commissions can backfire, however.

By working with a REALTOR® who specializes in your local real estate market, you can determine a good price for your home from the very start. To determine the best list price for your home, your REALTOR® will search for recently sold homes in the area of the house for sale and compare the amenities, condition, and prices of the sold properties. Using these factors, your REALTOR® will work with you to set a fair and accurate listing price.

Jean points out, “You can spend all the money in the world fixing-up and marketing your house, but the wrong price on the right house guarantees no sales.”

Homeowners who are unable or unwilling to do this kind of research may set their initial listing price too high. Setting the price too high can result in losing the interest of possible buyers, which means the house will stay on the market much longer than necessary. Buyers may even avoid a stale listing, according to the Federal Savings Bank. When house hunters see that a home has been unsold for months, they may question its condition or simply move on to fresher listings.

Initial home price is also important because home shoppers at can enter their minimum and maximum prices for a search. If your home is priced too high, it might not be found in an MLS search. Your best prospect might not ever see your home because the price is too high.
